Use a long-term measurement

Health Canada recommends testing over 3 to 12 months. Follow its current placement and heating-season guidance; a low result with insufficient heating-season measurement may require retesting. Record the detector, location, dates and conditions, rather than relying on an unexplained number in a listing.

Know what the result means

Health Canada recommends corrective action within one year when the result is above 200 Bq/m³, with earlier action for higher levels. Ask a certified radon professional about mitigation and follow-up testing. A value below the guideline is not a statement of zero risk.

Plan around the purchase deadline

Ask about previous testing and mitigation records. Discuss testing access, responsibility and any proposed contractual protection with your representative and lawyer. Do not present a brief screening test or an installed rough-in as proof that the home has low radon.

Find the right inspection for the property.

A visual inspection cannot clear concealed defects or identify hazardous materials reliably. Ask what was inaccessible, which tests are excluded and which qualified specialist should assess the concern before work or condition removal.
