Define strength from the seller's actual decision

A seller comparing two offers may weigh completion probability, convenience, risk and net outcome together. Build a package that is easy to understand and perform. Strength is lost when a high headline price depends on vague terms, unavailable funds or a condition process that cannot finish.
Support price before improving the package
Build the property-specific range and written ceiling first. If price already exceeds current support, identify the exact scarcity or strategic reason and the appraisal-gap capacity. Do not use conditions or possession to rationalize a number the buyer cannot own comfortably.
An opening offer, a final offer and a counter authorization can differ. Each movement should have a reason and a remaining reserve. The buyer's maximum package is not automatically the maximum price because valuable terms, cash exposure and protection also consume capacity.
Make the deposit credible and deliverable
Confirm the deposit amount is available in the correct form and account, the payee is verified, the delivery method works within banking limits, the deadline is realistic and receipt will be documented. A larger promised deposit is not stronger if it cannot arrive as agreed.
Verify unexpected or changed instructions through a known independent number. Record who will initiate, who will confirm and what happens if the bank imposes a hold or transfer limit. Contract-specific deposit consequences need advice before signing.
Use conditions as an execution plan
For each financing, inspection, document, title, sale-of-buyer-property or other condition, write the question, required evidence, professional owner, booking status and latest internal decision time. Conditions become more credible when the buyer can show a real workback.
Shorten only where the work can still be completed competently. A condition whose outcome will arrive after the waiver deadline is not protection. If risk is already resolved through current evidence and professional review, the offer can be cleaner without pretending uncertainty does not exist.

Make inclusions, exclusions and property promises precise

Choose an expiry that serves a real purpose
Give enough time for presentation and decision while limiting unnecessary exposure to market changes or competing use of the buyer's funds. Align expiry with the seller's instructions and the buyer's ability to respond to a counter.
Record what the representative may do if the seller asks for more time, whether the buyer permits an extension and when the property search resumes. An aggressive expiry can reduce consideration; an open-ended expiry can remove control.

Have borrower documents, down-payment proof, debt information and lender contact current. Provide the lender or broker with the actual property and price as soon as permitted. Confirm property type, occupancy, condo or suite issues, insurer needs and appraisal timing.
Keep cash for closing, appraisal gap, immediate work and reserve separate. A seller may value financing certainty, but the buyer should not describe financing as guaranteed when final borrower and property approval remain outstanding.
Prepare the accepted-offer handoff before presentation
Pre-book or shortlist inspectors and specialists, identify condo-document reviewers, confirm lawyer and insurance contacts, map lender submission and set internal deadlines before the contractual dates. The handoff should start within hours, not after the buyer's excitement settles.
A clean handoff improves real certainty and reduces last-minute extension requests. Record who owns the deposit, financing, appraisal, inspection, documents, insurance, legal and possession lanes.
Build counter instructions and decision authority
Set the authorized price moves, term flexibilities, condition limits and final package before presentation. Identify who can approve changes and how both buyers will be reached if more than one purchaser is signing.
Review every counter as a new complete document. A favourable price can arrive with a difficult possession, altered deposit, missing inclusion or shorter condition. Stop when the full package no longer meets the written rules.
