Separate preapproval from final approval
A preapproval may estimate borrowing capacity using information available at that time. Final approval can still depend on updated borrower records, the purchase contract, property, valuation, mortgage insurer, down payment and lender policy.
Treat the preapproval as preparation evidence, not permission to remove the financing condition. Ask what has been verified, what assumptions remain and what can still change after an accepted offer.
Ask the lender for a dated workback
Provide the proposed property type, price range, down payment, possession and condition deadline before submitting the offer where practical. Ask for the expected file sequence, current turnaround and latest safe submission time.
Record who can answer urgent questions and who makes the final decision. A generic promise that financing should be fine is weaker than a property-specific checklist with owners and dates.
Complete the borrower record early
Refresh employment, income, tax, business, debt, credit, identification and other requested documents. Flag probation, variable income, self-employment, recent job changes, co-borrower issues or new credit before the offer depends on them.
Do not open credit, move large sums without a record or change employment during the transaction without discussing the effect with the lender. Keep sensitive records in the lender's secure channel.
Prove every source of cash
Map deposit, remaining down payment, gift, investment redemption, sale proceeds, closing costs, adjustments, moving expense, immediate work and post-closing reserve. Confirm documentary and timing requirements for each source.
A dollar cannot fund both an appraisal shortfall and closing costs. Stress-test the cash map if the purchase price exceeds lender-supported value or a source arrives close to closing.

Screen the property for lender friction
Identify property type, occupancy, legal use, suite, acreage, leasehold interest, condominium status, age, condition, major defects, title issue or unusual construction that could affect lender or insurer acceptance.
Send the complete listing, agreement and available records promptly. The buyer's personal qualification does not make every property acceptable collateral.
Plan for appraisal and valuation
Ask what valuation path is expected, how access is arranged, who orders it, current turnaround and what happens if the supported value is below price. Keep comparable evidence organized without treating it as a guaranteed appraisal result.
Write the buyer's appraisal-gap rule before competition. Define maximum extra cash, minimum reserve and the point at which price or financing structure no longer works.
Account for mortgage-insurer review
Where mortgage default insurance or another insurer decision applies, identify the submission sequence and extra property or borrower information that may be requested. Lender comfort does not replace any separate insurer requirement.
Build time for questions and resubmission. Do not interpret silence, a rate hold or an initial lender indication as the insurer's final approval.
Read approval conditions and exceptions
Ask for a plain-language list of outstanding approval conditions, expiry dates, required originals, appraisal status and assumptions. Confirm whether the rate, term, amortization, payment and cash requirement still match the household plan.
Route legal interpretation to the lawyer and mortgage conclusions to the licensed mortgage professional or lender. The buyer should know what remains conditional before deciding the purchase condition.
Place an internal financing decision time
Schedule the buyer-lender review before the contractual cut-off. Leave enough time to resolve discrepancies, obtain transaction advice, sign direction and deliver notice through the required channel.
If approval remains incomplete, identify whether an extension request, revised financing structure, more cash, renegotiation or exit is genuinely available. Keep the existing deadline active while any amendment is being discussed.
Do not shorten the period with optimism
A shorter financing condition may appeal to a seller, but only shorten it after verifying the full workback and accepting the residual risk. Price the cost of rush appraisal, alternate lending, increased cash or reduced protection.
Offer strength is the ability to perform the written promise. A tight deadline that depends on unconfirmed third parties can weaken completion certainty for both buyer and seller.
Keep a financing evidence log
Track each requested record, submission date, recipient, confirmation, open item, valuation status, insurer status, decision owner and next check-in. Save approval documents and conditions in the secure transaction file.
The log should distinguish submitted, reviewed, accepted and finally approved. These stages are not interchangeable and should not be collapsed into a single green status.
Carry financing controls through closing
After condition resolution, monitor approval expiry, employment or credit changes, document updates, property insurance, lawyer instructions, down-payment transfers and lender funding requirements. Confirm no new obligation undermines qualification.
Financing-condition removal is a contract milestone, not the end of financing risk. Maintain the cash map and closing workback through possession and registration.
Price the alternate-financing fallback
If the primary approval is delayed or reduced, identify whether another lender or product is realistically available inside the contract timeline. Compare rate, fees, appraisal, insurer, document, prepayment, down-payment and closing-date implications rather than treating alternate financing as a generic safety net.
Obtain a licensed mortgage professional's current view before relying on the fallback. A more expensive approval may still violate the buyer's monthly ceiling or leave too little reserve even when it technically funds the purchase.
Reconcile lender language with the buyer decision
Translate every outstanding lender requirement into one of four states: received and accepted, submitted but not reviewed, still required, or dependent on a future closing event. Record who confirmed the state and when, then ask what could still alter loan amount, conditions or timing.
The buyer's condition instruction should be based on that complete picture. General confidence, an application portal status or a rate confirmation should never silently replace a property-specific approval conclusion.
