RECA ProCheck is the regulator's public search for Alberta real estate, mortgage, property-management and condominium-management professionals and brokerages. Search the person's full name and inspect the detail page. Confirm the record says the person is currently licensed rather than relying on a past history entry.

Save the date of the lookup, exact spelling, RECA identifier where shown, licence type, sectors and brokerage. ProCheck notes that updates can take time, so contact RECA when a material fact is unclear or official proof is needed. A search-engine result or association profile is not the regulatory record.

Match licence type to the proposed work

A current licence is not a universal authorization. Match the licence and sector to what the person proposes to do: residential real estate, commercial work, rural activity, mortgage brokerage, property management or condominium management. Ask the person to explain their role and the brokerage responsible for the service.

Be cautious when an unlicensed assistant, marketer, investor, contractor or consultant appears to provide regulated advice, solicit deposits, negotiate or manage property. RECA investigates suspected unlicensed activity within its jurisdiction. Preserve the communication and ask RECA whether the activity requires a licence.

Verify the brokerage separately

Search the brokerage in ProCheck and compare the legal or operating name, location and the individual's registration. Then obtain the office number from the official record or another independent source and call it. Confirm the professional works there and ask for the broker or supervisor when the transaction, identity or instruction path is uncertain.

A genuine professional's identity can be impersonated. Matching a name and photograph is insufficient if the email, phone, domain or payment instructions belong to someone else. Keep the trusted office number outside the email thread so it remains useful when a message is compromised.

Read discipline information in context

ProCheck displays published disciplinary decisions issued during the previous five years. Open the underlying decision and note the date, conduct, outcome and current status. A result can be relevant to the service you are considering, but the document is more informative than a search label or rumour.

Ask factual questions and record the answer. Do not assume that no displayed decision proves perfect conduct, or that every historical issue makes a professional unsuitable. Verification provides decision evidence; it does not replace the broader comparison of competence, service, conflicts and agreement terms.

Ask whether you are a client or customer, whether the brokerage uses common-law or designated agency and which named person represents you. Compare that answer to the Consumer Relationships Guide and written service agreement. Confirm who may receive confidential information and give advice or instructions.

In a team, identify licensed and unlicensed roles. An assistant may coordinate permitted tasks without becoming your agent. Ask who drafts or explains documents, presents offers, negotiates, holds money, supervises access and covers absences. The agreement and brokerage should support the operating model described.

Verify identity again at high-risk moments

Repeat verification before remote signing, sharing identification or financial records, granting property access, changing instructions, paying a deposit or acting on wiring details. Call the trusted brokerage or lawyer number and confirm the person, purpose, document version, payee, account and deadline using a second channel.

Treat urgency, secrecy, changed contact details, new payees, requests for passwords or one-time codes, remote-device access and unusual payment methods as stop signals. A legitimate name in ProCheck does not authenticate the person communicating with you at that moment.

Separate professional verification from provider selection

A valid licence proves regulatory authorization, not that the professional fits your Calgary property or decision. Continue by comparing relevant experience, evidence quality, service capacity, communication, compensation, conflicts and agreement terms. Verify suggested mortgage, legal, inspection, appraisal, condo-document, insurance and contractor specialists through their own regulators or trusted directories.

Ask about referral fees or other interests connected to a recommendation. A referral can be useful, but retain the ability to compare alternatives. Do not use one professional's confidence as proof that another discipline's work has been completed.

Verify the money path independently

Identify whether funds belong with a brokerage trust account, lawyer trust account, lender, vendor or another approved payee. Match the purpose and method to the signed documents. Confirm deposit instructions, fee invoices and closing directions through a trusted number before payment, especially after any change.

Never send money because a professional-looking message says the deadline changed. If payment was sent to a suspicious destination, contact the financial institution and lawyer or brokerage immediately, preserve evidence and use official fraud and police channels as appropriate. Recovery offers can be a second scam.

Create a compact verification record

Store the ProCheck result date, brokerage callback, named supervisor, relationship guide, service agreement, trusted contact channels and any clarification. Record changes in brokerage, designated agent, phone, email, signing portal or payment instructions. Do not place passwords, identification numbers or complete banking details in a general notes file.

Set triggers for a fresh check: a long search, licence-renewal period, professional move, replacement agent, new service sector, conflict, complaint, payment change or unexplained communication. Current verification should follow the live file rather than exist as a screenshot from the first meeting.

Know what RECA verification cannot decide

RECA regulates licensee conduct and authorization. It does not choose an agent for you, establish property value, interpret your contract, award civil damages or decide every buyer-seller dispute. A regulatory complaint, broker service concern and civil contract remedy are separate lanes.

Use an Alberta lawyer for contract rights, cancellation, losses, title or urgent legal remedies. Use police, emergency, bank and fraud channels for immediate safety or money incidents. Contact the broker for service correction and supervision. Choose the lane based on the problem and preserve every fixed deadline.

Reconcile conflicts before continuing

Stop when the person, brokerage, licence, sector, relationship, contact channel, document, payee or authority does not match. Do not explain away one discrepancy with another unverified message. Write the conflict plainly and ask the official brokerage or RECA for confirmation.

Once resolved, record the source and result. If it cannot be resolved, do not share further records, sign, grant access or pay. Inform affected professionals and obtain legal or fraud advice when the mismatch touches a live offer, listing, deposit, mortgage, tenancy, title or closing.
