Use the right price threshold
A $700,000 eligible purchase has a $45,000 minimum down payment: $25,000 plus $20,000. Five per cent of the entire price would be insufficient. Eligibility depends on the borrower, property and intended use; rental or other situations can require different financing.
Include mortgage insurance and separate closing cash
Mortgage default insurance is generally required below 20% down when the loan is eligible. Confirm the actual premium, amortization and lender terms. Budget legal and registration charges, adjustments, inspections, moving and reserves separately. A deposit is generally credited toward the purchase funds, not extra equity added to the down payment.
Protect the funding timeline
Provide acceptable evidence of the source of funds, including any gift or overseas transfer. Ask your lender and lawyer when cleared funds must be available. A payment estimate or pre-approval cannot clear the property, appraisal or remaining lender conditions.
