Reconcile current finances with the capital plan
Compare recurring contributions, arrears, operating results, reserve balance, reserve-study recommendations, planned contributions, completed projects, deferred work, borrowing, special assessments, contracts, and new technical information. A balanced operating budget does not prove the long-term plan is funded.
Read minutes as a decision timeline
Trace recurring leaks, envelope, roof, parkade, elevator, mechanical, security, noise, staffing, litigation, insurance, and bylaw issues through enough consecutive meetings. Note reports ordered, quotes requested, decisions deferred, owner votes, funding discussions, completion evidence, and unresolved follow-up.
