Use the checker for a date-and-purpose gap
Enter the assessed value from the current notice and a separate current market estimate only after identifying its source and effective date. The output measures evidence pressure around the gap; it does not decide that either number is correct.
Select the actual purpose: near-term sale, refinance or HELOC, assessment review, renovation decision or later planning. A listing strategy, lender appraisal and municipal assessment question use different evidence and may reasonably produce different numbers.
Read the City's valuation and condition dates
Calgary assessments reflect estimated market value on July 1 of the previous year and property characteristics and physical condition as of the stated December 31 date. For the 2026 assessment, the valuation date is July 1, 2025 and the condition date is December 31, 2025.
A current sale decision later in 2026 uses a different date. Market conditions, active competition and the property itself may have changed. Entering two numbers without their dates can make an ordinary timing difference look like an error.
Verify the official property record
Review the City account for living area, age, lot, additions, renovations and other displayed characteristics. Compare those fields with current source records and the actual home. Use the City's current customer-review process for assessment-record questions.
A corrected municipal record does not by itself prove legal use, current market value or a listing representation. Route title, permits, suites, contracts and sale marketing to the professional responsible for those conclusions.
Build a current subject-property file
Record RMS size where applicable, style, site or unit position, parking, layout, basement, legal use, suites, permits, renovations, systems, current defects, occupancy, tenancy, condo rights and material documents. Mark facts confirmed, assumed, conflicting or missing.
The checker cannot inspect the interior or evaluate workmanship, odour, noise, light, maintenance, view or buyer reaction. A major unverified fact should widen the range and pause a value-dependent decision.

Choose current buyer-substitute sales
Select recent completed sales that the same buyer would have considered. Compare property type, location, price band, function, condition, parking, legal use, site and transaction date. Investigate exposure, price changes and unusual transaction circumstances where the qualified professional can.
Do not average the nearest addresses or choose one sale that supports the preferred result. Build lower, central and upper evidence and show excluded properties and reasons.
Map active alternatives separately
Active listings show current buyer choice, not completed market value. Record credible substitutes, asking history, exposure, condition, access and where the subject wins, ties or loses. Refresh the set when a competitor lists, changes, sells or withdraws.
The current alternative map can change the probability of reaching the upper case even when the historical value range remains reasonable. Keep this strategic evidence separate from completed sales.
Interpret the percentage gap carefully
The tool flags larger percentage gaps because they deserve explanation, not because a universal percentage proves error. A lower-priced property can show a large percentage from a modest dollar difference, and a high-value property can carry a material dollar risk inside a smaller percentage.
Identify the source of the difference: valuation date, property-record issue, current condition, renovation, specific street or block, property complexity, market movement, weak comparable support or an estimate designed for another purpose.
Use property type to widen the right questions
Condominiums require unit and corporation evidence; luxury and unique homes can have thin comparable sets; suited and multi-unit properties raise legal-use, income, lender and insurer questions; acreage-style properties can depend on land, access, services and improvements.
The dropdown does not value those features. It reminds the user that broad assessment or online data may have less visibility into the facts that drive a specialized buyer and appraisal lane.
Separate assessment review from sale pricing
If the concern is assessment fairness, confirm the current City review and complaint process, deadline, notice, property record and applicable comparable evidence. If the concern is today's sale, build current subject, sold and active evidence and choose a separate launch strategy.
Do not delay a seller decision while trying to force two different processes to agree. Do not file an assessment complaint from an online estimate alone. Match the evidence to the actual question.
Know when a designated appraisal is appropriate
An independent appraisal may be useful for pre-sale support, refinance, estate, separation, litigation, tax, bankruptcy, assessment complaint or a complex property. Confirm purpose, effective date, intended users, inspection scope and report requirements before engagement.
A lender may order or control its own report and may not accept one prepared for another client. Ask the lawyer, accountant, lender or other relying party what they require before commissioning work.
Run the result into value, net and deadline cases
Use a low, central and high current-value range rather than replacing the assessment with another unsupported point estimate. If selling, run each case through payout, penalties, costs, preparation, carrying time, reserve and the next-home plan.
If the household decision only works at the most optimistic number, the checker has found a planning problem, not proven the higher value. Obtain stronger evidence or change the plan before making an irreversible commitment.

Record assessment year and amount, valuation and condition dates, current estimate source and date, gap, City property facts, current subject facts, selected sales, active alternatives, confidence, purpose, professional owner and first deadline.
Attach the tool summary to the dedicated intake, not the assessment notice, appraisal, mortgage record or private identity file. The useful next step is a scoped question with dated evidence and the correct owner.
