Start with the City’s current licensing requirements

Calgary requires a short-term rental business licence. Its definition covers qualifying accommodation advertised through a short-term rental company for periods up to 180 consecutive days. Check the current licence category, eligibility, application requirements and safety obligations for the address; a platform listing is not a licence.

A licence is only one part of permission

Obtain the applicable condominium bylaws or landlord authorization, insurer confirmation and lender consent where required. Permission from one party does not override another restriction. Do not assume changing the advertised stay length avoids tenancy, licensing or tax rules.

Budget only after checking tax and operating obligations

Ask a qualified accountant about income reporting, GST/HST, tourism levy and the consequences of non-compliant rental activity. Model actual cleaning, management, utilities, vacancy and repair costs. Keep a permitted long-term-use or sale fallback if the short-term plan is unavailable.
